JS-SEZ is registered with a freehold land title (hard title). Per Cambodian law, land ownership must be held by a Cambodian individual or a company with 51%+ shares owned by a Cambodian or local Cambodian company. Those who do not qualify can obtain a long-term, legal lease with a tenure of 49 years + 49 years.

Kampong Cham Province’s population of ~1 mil. Offers a large labor force near JS-SEZ. Local businesses offer simple, short vocational training to workers. Wages are low compared to cities like Phnom Penh, resulting in reduced labor costs. No need to provide accommodation, since workers can return home after work.

SJ’s expertise in urban, industrial and infrastructure development gives them the advantage of delivering best-in-class solutions to their clients.

JS-SEZ has been carefully planned with 20m-wide main driveways and 12m-wide general driveways. Cargo trucks are restricted from entering the residential and commercial districts, however they are able to easily access the industrial area. To ensure the safety and convenience of workers and residents, pavements will be constructed around the zone and cars/lorries must park in the designated carpark.

Kampong Cham province features 3 public power plants and 36 private power plants that provide reliable and sufficient electricity to the region. The province is connected to the 230KV electricity transmission and transformation line that runs from Vietnam to Cambodia, thus ensuring a stable power supply.

Fire safety measures are compliant with Fire & Rescue Police Dept, regulations, incl. fire tank (rooftop), hydrant, pump, extinguishers, voltage control, etc. JS-SEZ will promote fire safety to residents/workers. Company will provide customized Fire Scheme upon request. Property and safety of all in zone are top priorities.

JS-SEZ is committed to providing a reliable water supply and a green environment of its occupants. Through the implementation of a self-build well, clean and purified water can be easily accessed for industrial and residential use. Additionally, 10% of the total area of the SEZ has been designated for the development of green spaces, which will provide pleasant environments for leisure activities and promote a healthy lifestyle.

At least 10% of the total area of JS-SEZ is planned for building greenery landscape and public open space. It provides a pleasant environment of everyone living, working and visiting at JS-SEZ. Trails for jogging, cycling, strolling and many leisure activities are planned there.

The designed the Sewage Treatment System for JS-SEZ to provide comprehensive, innovative solutions for industries to boost productivity, effectiveness, and reduce costs. Customized to meet JS-SEZ’s need, the system meets Cambodian gov’t requirements and certification set by the Ministry of Environment and international standards. Features include drainage, water circulation, purification/sedimentation, clean & waste water discharge, plus control of sewage & carbon emission to min. level.
